Late rent and the LTB

When rent is late, the next step is already in the case.

Start from the ledger and go in order: N4, signing, service, the waiting period, L1 and the hearing. AnchorLease prepares the drafts; you sign, serve and file, and record each step.

Hearing practice

An AI plays the LTB member so you can rehearse the questions before the day.

What AnchorLease doesn’t do

  • AnchorLease doesn’t serve notices for you or file anything with the LTB.
  • A draft never turns into “served” by itself: signing, service and filing are each recorded, with dates you confirm.
  • We provide legal information and never predict how a hearing will go.

Questions landlords ask

The tenant paid part of the rent. Is the N4 still valid?

A part payment doesn’t cancel the N4. It’s void only if the tenant pays all the arrears, plus any rent that has come due since, before you file the L1 (RTA s.59(3)). The ledger applies part payments to the oldest owing period first.

Will AnchorLease serve or file for me?

No. AnchorLease prepares the drafts. You sign, serve and file, and record the method and date in the case.

What can I do on the free plan?

Any guided LTB form can be filled in and previewed. Finalizing with a signature and exporting the evidence bundle need Pro.

How is the N4 termination date worked out?

From the service method and date you record, under the rules in force after Bill 60. You can try the free N4 date calculator without an account.

How long after serving the N4 can I file the L1?

The termination date on the N4 must be at least 7 days after the day you serve it. If the arrears are still unpaid after that date, you may file the L1. The case works the exact dates out from the service facts you record.

The tenant paid everything before the termination date. What now?

Then the N4 is void and there is nothing to file. Record the payment in the ledger; the case shows the arrears cleared and goes no further.

Which forms are guided?

Ten, step by step: N1, N4, N5, N7, N8, N11, N12, N13, L1 and L2. Other LTB forms get an explanation, the official link and a place to upload your copy.

What is hearing practice?

An AI plays the LTB member and asks the kind of questions a hearing on your case might raise. It’s rehearsal, not a prediction of the outcome.
