What the ledger handles

e-Transfer matching

Deposit emails matched to tenants and periods, waiting for your confirmation.

Part payments

Applied to the oldest owing period first; the periods still owed stay visible.

Deposit on its own line

The deposit is tracked separately from monthly rent.

Automatic reminders

Before the due date, on the day and after it’s late. Tenants can unsubscribe.

Tenant portal

Tenants see their payment history and download receipts.

Straight into a late-rent case

When rent stays unpaid, the next step opens from the same ledger.

What AnchorLease doesn’t do

  • AnchorLease never holds your rent. Tenants pay you directly, as they do now.
  • A deposit email is only a lead: nothing counts until you confirm it.

Questions landlords ask

Do my tenants need to install anything?

No. They keep paying by e-Transfer. If they want to see their payment history or download receipts, they can use the tenant portal.

Do I have to connect my bank account?

No. It works from the deposit emails your bank already sends, so it never needs your online banking login.

How are part payments recorded?

They go to the oldest owing period first, and the ledger shows which periods are still owed.

Can I record cash or a cheque?

Yes. Record the payment by hand with the date, amount and method. It goes into the same ledger and the tenant gets the same receipt.

A cheque bounced. What happens?

Record the NSF charge on the ledger as its own line. It stays separate from rent, because an N4 may only claim rent itself, never fees.

When do reminders go out, and can I turn them off?

The day before the due date, on the day, and after it’s late. You can switch reminders off per property, and tenants can unsubscribe.

Are there fees on the tenant’s side?

AnchorLease doesn’t move the money. Tenants pay you by e-Transfer exactly as they do now, so any fee is between them and their bank.

What’s free?
