1. Acceptance of Terms

By accessing or using the Anchorlease platform ("Service"), operated by Anchor Lease Technologies Inc. ("Anchorlease," "we," "us," or "our"), you ("User" or "you") agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms, you must not access or use the Service.

2. Description of Service

Anchorlease is a property management software platform designed for Canadian landlords. The Service provides tools including but not limited to: property management, lease creation, rent tracking, legal form generation (e.g., N4, N1, L1), receipt management, tax reporting assistance, and AI-powered informational features. Anchorlease is a software tool, not a law firm, and does not provide regulated legal services.

3. Account Registration

• You must be at least 18 years of age to use the Service.
• You must provide accurate, complete, and current information during registration.
• You are responsible for maintaining the confidentiality of your account credentials.
• You are responsible for all activities that occur under your account.

4. Acceptable Use

You agree not to:

• Use the Service for any unlawful purpose or in violation of any applicable laws or regulations.
• Attempt to gain unauthorized access to any part of the Service or its systems.
• Interfere with or disrupt the integrity or performance of the Service.
• Upload or transmit viruses, malware, or other malicious code.
• Share your account credentials with third parties or allow others to access your account.
• Use the Service to harass, abuse, or harm other users or tenants.
• Use any crawler, robot, scraper, script, or other automated means to access, scrape, or harvest any content, data, or pages of the Service (other than ordinary search-engine indexing performed in accordance with robots.txt).
• Reverse engineer, decompile, disassemble, or otherwise attempt to derive the source code or underlying models of any part of the Service, including its software, AI features, legal logic, and data structures.
• Bulk download, export, copy, or resell the Service's content, form templates, legal-rules data, or AI outputs, including for the purpose of building a competing product or dataset.
• Circumvent, disable, or interfere with any security feature, access control, or usage limit of the Service.

5. AI Advisory Features — Important Disclaimer

• Anchorlease is a software tool, not a law firm or a paralegal licensed by the Law Society of Ontario, and does not provide regulated legal services or representation; using the Service (including the AI features and form generation) does not create a lawyer/paralegal–client relationship.
• The AI advisory features are powered by machine learning models and may contain errors or inaccuracies.
• Use of the AI features does not create an attorney-client, accountant-client, or any other professional relationship.
• For specific legal matters, you should consult a licensed paralegal or lawyer in your jurisdiction.
• For tax matters, you should consult a Chartered Professional Accountant (CPA) or licensed tax preparer.
• We make no guarantees regarding the accuracy, completeness, or applicability of AI-generated content.
• You assume all risk and responsibility for any actions taken based on AI-generated information.

6. Legal Form Generation

The Service provides automated generation of Ontario Landlord and Tenant Board (LTB) forms. We make reasonable efforts to align with currently in-force Ontario legislation (such as the Residential Tenancies Act) but do not guarantee real-time accuracy; legislation that has not yet been proclaimed in force (such as Bill 60) is not applied until it actually takes effect. You acknowledge that:

• Generated forms are tools to assist you and are not a substitute for professional legal review.
• You are solely responsible for reviewing and verifying all generated forms before use.
• Laws and regulations may change; we endeavor to update promptly but cannot guarantee real-time accuracy.
• We are not liable for any consequences arising from the use of generated forms.

7. Payment, Subscription & Refund Policy

• Certain features require a paid subscription ("Pro" membership).
• Subscription fees are billed in advance on a monthly or yearly basis.
• Payment processing is handled by Stripe. By subscribing, you also agree to Stripe's terms of service.
• We reserve the right to modify pricing with at least 30 days' advance notice.
• Refund Policy: Except where mandated by applicable law, all paid subscription fees are non-refundable (No Refunds). You may cancel your subscription at any time, and the cancellation will take effect at the end of your current billing cycle, but we do not provide prorated refunds for partial months of service. Nothing in this section limits any non-waivable statutory rights you may have under applicable consumer protection law (such as Ontario's Consumer Protection Act).

8. Intellectual Property

All content, features, and functionality of the Service — including but not limited to text, graphics, logos, icons, software, and the AI models — are the exclusive property of Anchorlease and are protected by Canadian and international copyright, trademark, and other intellectual property laws. You retain ownership of any data you upload to the Service.

9. Data and Content

• You retain full ownership of all data, documents, and content you upload to or create within the Service.
• You grant us a limited license to process your data solely for the purpose of providing the Service.
• We do not sell, share, or use your data for advertising purposes.
• Upon account deletion, your data will be permanently removed in accordance with our Privacy Policy.

10. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, ANCHORLEASE SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING WITHOUT LIMITATION, LOSS OF PROFITS, DATA, USE, GOODWILL, OR OTHER INTANGIBLE LOSSES, RESULTING FROM:

• Your access to or use of (or inability to access or use) the Service.
• Any conduct or content of any third party on the Service.
• Any content obtained from the Service, including AI-generated content.
• Unauthorized access, use, or alteration of your transmissions or content.
• Errors in generated legal forms, tax calculations, or AI advisory outputs.

11. Indemnification

You agree to defend, indemnify, and hold harmless Anchorlease and its officers, directors, employees, and agents from and against any claims, liabilities, damages, losses, and expenses arising out of or in any way connected with your access to or use of the Service, your violation of these Terms, or your violation of any third-party rights.

12. Termination

• You may terminate your account at any time through the Settings page.
• We may suspend or terminate your account if you violate these Terms.
• Upon termination, your right to use the Service will immediately cease.
• Provisions that by their nature should survive termination shall survive (including limitation of liability and indemnification).

13. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the Province of Ontario and the federal laws of Canada applicable therein, without regard to conflict of law provisions. Any disputes arising from these Terms shall be subject to the exclusive jurisdiction of the courts located in Ontario, Canada.

14. Changes to Terms

We reserve the right to modify these Terms at any time. We will notify you of material changes via email or through the Service. Your continued use of the Service after such changes constitutes acceptance of the modified Terms.
