Like many small landlords in Ontario, my journey started with excitement, but quickly collided with a harsh reality.

Today, navigating the Ontario rental market feels like walking a tightrope without a safety net. The Landlord and Tenant Board (LTB) is facing unprecedented backlogs, with hearing wait times stretching for months. For an everyday landlord, a single delayed eviction or unresolved dispute doesn’t just mean frustration—it means devastating, irreversible financial losses.

This broken system has created a massive chilling effect. Good landlords are terrified to rent out their empty units out of fear that a bad situation could ruin them financially. This fear ultimately drives rental supply down, exacerbating the housing crisis for everyone, including good tenants who just want a stable place to live.

While we cannot control the LTB’s schedule, I realized something critical: Many landlords lose their cases or face months of extra delays before they even reach a judge, simply because of disorganized evidence. A single lost Home Depot receipt from a glove compartment, a miscalculated date on an N4 notice, or scattered text messages can cause an adjudicator to throw a case out entirely. The LTB offers no second chances for paperwork errors. In this high-stakes environment, you simply cannot afford to rely on shoeboxes of receipts and messy spreadsheets.
