Starter (free)

Starter is free, has no time limit and needs no credit card. It includes:

• 2 doors (a door is one rental unit with its own lease; unlimited tenants)
• 3 AI questions a day, up to 30 a month
• AI receipt scans: 10 receipts a month, sorted by property and year
• AI lease import: 2 leases a year; nearby rent lookup: 2 reports to try (one-time); hearing practice: 5 rounds to try (one-time)
• Rent ledger, payment tracking and automatic rent reminders
• Fill in and preview any guided LTB form; blank official form downloads

Pro Plan

Pro unlocks:

• Priced per door, up to 50 doors (need more? tell us via the feedback button)
• Unlimited* AI questions, receipt scans and hearing practice
• AI lease import: 5 leases per property a year; account total 5 per unit a year
• Sign and finalize 10 guided LTB forms (N1, N4, N5, N7, N8, N11, N12, N13, L1, L2): e-sign, final PDF and service records
• One-click T776 tax export + hearing evidence bundles
• Yearly Pro only, limited-time gift: a new SingleKey account gets one free tenant report (CAD 29.99 value, issued by SingleKey under its current policy)

*Unlimited means normal use by a landlord managing their own rentals. Unusually heavy or automated use may be temporarily limited.

Pro pricing

Pro's base price includes 2 doors; each extra door adds CAD 1/month, and there is no cap on properties (each counts as at least 1 door). Billed yearly, Pro is CAD 6.99/month (CAD 83.88 per year and up); billed monthly, it is CAD 19.99/month and up. Whatever the door count, yearly saves CAD 156 a year compared with monthly. Door count is chosen on the confirmation page. No GST/HST added at checkout. If we start collecting it, we will notify you at least 10 days in advance.
