Managing Tenants & Leases
Adding Tenants
Open a property's detail page and tap "Add Tenant." Enter the tenant's full legal name, contact info (email and/or phone), and the unit they're moving into. For multiple tenants in the same unit (e.g., roommates), add each one individually.
Creating a Lease
After adding a tenant, you'll be prompted to create a lease. The lease wizard walks you through:
- Lease type (fixed-term or month-to-month)
- Rent amount and payment due date
- Start and end dates
- Included services (parking, utilities, laundry, etc.)
- Deposit information (first and last month's rent)
Lease Signing Flow
Once created, you can generate a PDF for offline signing or send it to the tenant for electronic signature through AnchorLease. After both parties sign, the lease status automatically updates to "Active."
Tip: Ontario law requires the standard lease (Form 2229E). AnchorLease generates leases based on the standard format, ensuring your lease complies with the Residential Tenancies Act.
