Bill 60 affects this form (in force 2026-09-21): Bill 60 (Sched. 12 s. 4, OIC 618/2026) cuts the notice period to 7 days for ALL tenancy types, for N4s served on/after 2026-09-21. N4s served before that date still use 14 days (monthly/yearly).Check what applies today

When tenant has not paid rent that is due

How the termination date works

Termination date = Service date + Buffer days + notice period. For N4s served before 2026-09-21: 14 days for monthly/yearly tenancies (RTA s.59; 7 days for daily/weekly). For N4s served on/after 2026-09-21: 7 days for ALL tenancy types (Bill 60 Sched. 12 s. 4, OIC 618/2026).

When it becomes void

Notice becomes void if tenant pays ALL arrears + any additional rent due BEFORE landlord files L1

The mistakes that get it dismissed

  • Including utilities, late fees, or other charges

    N4 may be invalid; LTB may dismiss application

  • Wrong calculation of arrears amount

    If amount is higher than actual arrears, N4 is invalid

  • Not listing all tenants on the lease

    N4 may be defective

  • Failing to recalculate the arrears after a partial payment

    A partial payment does not automatically void the N4, but every later balance and filing document must reflect the payment. Full payment of all arrears and newly due rent before L1 filing voids the N4.

    If the tenant fully pays all arrears and any newly due rent before L1 filing, the N4 is void. A partial payment only changes the balance and requires recalculation.
