Tenant install right
The tenant may install a window or portable A/C unit — provided they give you written notice first and the installation is safe, secure, and non-damaging.
Seasonal increase eligibility
Electricity is not included in the rent (the tenant pays their own hydro), so there is no seasonal A/C increase to charge — the extra usage is on the tenant.
