What Is the T776?

The T776 (Statement of Real Estate Rentals) is the CRA form Canadian landlords use to report rental income and related expenses. Every taxpayer with a rental property must file it with their annual tax return.

Vehicle Expense Deductions

Landlords cannot use the CRA per-kilometre rate (that's for employees). You must use the actual expense method: track total vehicle costs (gas, insurance, maintenance, depreciation) and deduct the portion based on rental-related kilometres vs. total kilometres driven.

Important: The distinction between repairs (Line 8960) and capital expenditures (CCA) is critical. Routine repairs are fully deductible in the current year, but improvements that add value (like a new roof) must be depreciated over time using Capital Cost Allowance.
