Ontario Rent Increase Guideline: 2027 Is 1.9%

The 2027 Guideline

Ontario's latest published rent increase guideline is 1.9% for 2027; increases effective in 2026 still use 2.1%. It applies to most rent-controlled units first occupied before November 15, 2018.

N1 Notice Requirements

Before increasing rent, landlords must give tenants written notice using the N1 form (Notice of Rent Increase) at least 90 days before the increase takes effect. The notice must state the new rent amount and the effective date.

  • The effective date must be the first day of a rental period (usually the 1st of the month)
  • There must be at least 12 months between rent increases
  • The increase cannot exceed the guideline percentage (unless an AGI is approved)
  • The N1 form must include the landlord's complete contact information

Exempt Units

Units first occupied on or after November 15, 2018 may be exempt from the rent increase guideline. Landlords can set any amount, but must still provide 90 days' written notice using the N2 form for partially exempt units.

Important: Even for exempt units, rent increases require a valid N1 notice served at least 90 days in advance. An increase without proper notice is void.

Above Guideline Increases (AGI)

If a landlord's costs have increased significantly (e.g., property taxes rising above the guideline, major capital expenditures), they can apply to the LTB for an Above Guideline Increase using the L5 form. The maximum additional increase is 3% above the guideline per year.
