What Is an Evidence Bundle?
An evidence bundle is an organized collection of all documents you prepare for an LTB hearing. A well-prepared bundle helps the adjudicator quickly understand your case and significantly improves your chances of success.
What to Include
- Rent ledger — Detailed record showing all payments and arrears
- Notices served — Copies of N4, N12, etc. with proof of service
- Communications — Emails, text message screenshots with the tenant
- Photo evidence — Dated photos of damage, repairs, etc.
- Receipts — For repair costs, replacement items
- Lease agreement — Signed copy of the lease
Organization Tips
Arrange all documents chronologically, number each document, and use tab dividers. The first page should be a table of contents listing all documents and their numbers. Highlight key sections with a marker.
Pro tip: LTB Practice Directions require evidence to be shared with the other party before the hearing. Evidence not disclosed in advance may be excluded. Make sure you have proof you shared it.
